What to expect

Pre-CONSTRUCTION process

This is where your dream home starts to take shape on paper, and all the crucial decisions are made. Creative Homes emphasises being with you every step of the way to make this process simple and rewarding. 

1. Initial Consultation & Design Selection

You’ll meet with our sales team to discuss your needs, lifestyle, budget and desired location. This is the time to explore Creative Homes extensive range of over 100 home designs or discuss creating a custom floor plan with their in-house designer.

If you have land, a free site assessment can be arranged. If not, you can explore our house and land packages. 

It’s highly recommended to speak with your bank or mortgage broker to arrange pre-approved finance at this stage. 

2. Preliminary Steps & Deposit

Once a design and land (if applicable) are selected, an initial deposit of $3,000.00 is required for Creative Homes to undertake necessary surveys. This includes ordering a Soil & Contour Survey to assess the land’s characteristics and inform foundation design. 

3. Finalising Design & Selections (Studio C): 

Together with the Creative Homes team, you’ll finalise your home design, tweaking your design, making your desired home a reality. This is a key stage for personalising your home. You’ll work with our Colour Selections Consultant at Studio C to choose internal and external colours, fixtures, light fittings, power points, multimedia options, tapware, carpets and more. 

4. Contract & Approvals

A detailed quote outlining all costs is provided, leading to formal HIA (Housing Industry Association) Building Contract. Creative Homes prides itself on upfront pricing with no hidden extras. 

Upon agreement and signing, a balance of deposit is typically due. Our specialist team handles all necessary permits and approvals. 

5. Finance Approval:

While permits are being processed, your finance approval (if not already unconditional) will be finalised. This can take time and is crucial before construction can begin. 

 

On-Site Process

Once all approvals and finance are in place, the exciting on-site construction beings. Your key contacts during this phase will be your dedicated Construction Manager and hands on Site Supervisor. 

1. Site Preparation & Foundations (Base Stage)

The land is prepared, which can involve clearing, leveling (cut and fill), and setting our the exact position of your home. 

The underground services such as water, power and stormwater are also laid. 

After this, the foundation/slab is laid which is a major milestone in your build.

2. Frame Stage

The structural skeleton of your home is erected. This includes the wall frames and roof trusses.

3. Lock-Up Stage

 Your home becomes secure and weatherproof. The roof goes on and the     windows are installed. The external brickworks or cladding is completed and the plumbing pipes and electrical cables are rough into the framework. 

4. Fixing Stage (Internal Fit-Out):

During this stage insulation is added to the walls and ceilings, internal plasterboard is installed on the walls and ceilings, architraves, skirting and cornices are fixed. Wet area tiling (bathroom, ensuite, laundry and kitchen splashbacks) is completed. Your kitchen and bathroom cabinetry and benchtops are installed. Plumbing fixtures (taps, basins, toilets, baths and showers) are installed. Lastly, the electrical fittings are installed (lights, powerpoints and switches) and the internal doors are hung. 

5. Completion Stage 

The final stage of the construction process and this is where the final painting is completed, your floor coverings are laid, the garage doors are installed and any minor finishing touches are completed. 

Post-CONSTRUCTION process

This is the moment you’ve been waiting for – moving into your new home!

1. Practical Completion Inspection:

Before handover, you’ll conduct a comprehensive inspection of your new home with our handover team. Any items requiring attention or minor defects are noted for rectification. 

2. Official Handover Celebration:

Once all works are complete and satisfatory, they keys to your new home are officially handed over. You’ll receive all necessary documents, warranties, and information about your new home. 

3. Maintenance Program:

Creative Homes offers ongoing support, typically including a 90-day maintenance program to address any minor issues that may arise after you’ve settled into your new home, particularly relating to finishes, joinery, or appliances.
